NAPLES, FLA. (PRWEB) July 16, 2020 - Engel & Völkers today announced the record-breaking sale of 2615 Tarpon Rd, a single-family home in Royal Harbor. “The single-family housing market is on fire,” said Chiodo. “We are seeing limited inventory because there is a surplus of buyers who are making the switch from condos to single-family homes for increased square footage, and those from northern states who want more desirable weather and space.”

The nearly 9,000 square-foot home features five bedrooms plus a den, five full bathrooms, three half bathrooms, chef’s kitchen, breakfast nook, family room, formal living room with a wet bar, wine cellar and elevator. The home’s second level offers a secondary family room with a wet bar, media room and study along with three bedrooms. A sprawling outdoor living area features an outdoor kitchen, bar and dining area, saltwater infinity-edge pool with swim-up bar and saltwater spa.

The home had been on and off the market since 2018, when it was originally listed for $7,950,000, prior to the latest entry into the market. Most recently, the home had been on the market for 20 days when Chiodo brought the buyer to the table and the sale went pending. It has since sold for a record-breaking price of $7,200,000, a whopping $4,800,000 above the community’s median home value of $2,400,000. Philip N. Royal Harbor, a Naples neighborhood located on the eastern shores of Naples Bay with connecting channels to the bay and the Gulf of Mexico, contains just over 400 single family homes and select condos. The median list price per square foot is $431, $196 higher than the Naples average.
