Slim Chickens Is Opening the Door to More Real Estate Opportunities

Slim Chickens Is Opening the Door to More Real Estate Opportunities

Restaurant development doesn't always start with the perfect freestanding site. The right opportunity might be an endcap, an existing restaurant that can be converted or a smaller space where a traditional footprint simply wouldn't fit.

Slim Chickens is accounting for that reality as it activates its next stage of growth. The brand is evolving its restaurant prototype and taking a more flexible approach to real estate, with traditional freestanding restaurants complemented by drive-thru endcaps, inline restaurants, conversions and drive-thru-only locations.

This will give franchisees more ways to evaluate the real estate in front of them and determine how Slim Chickens could fit.

Giving Franchisees More Ways to Develop

Slim Chickens' evolving prototype is helping the brand work within a wider range of spaces. That includes changes to its kitchen design to accommodate inline restaurants, along with options for endcap and drive-thru-only locations.

The brand has already shown a willingness to rethink how its restaurants use real estate to meet customer demand.  Currently in the hometown market, a new drive-thru endcap is in development to open soon.   Last year, Slim Chickens converted an existing Fayetteville, Arkansas, restaurant into a freestanding drive-thru location. More than two decades after Slim Chickens got its start there, the site itself became an example of how the brand's restaurant format can evolve to meet customer needs.

That same flexibility can create more possibilities as franchisees look for their next locations. A promising property doesn't necessarily need to be passed over because it can't accommodate a traditional freestanding restaurant. Instead of ruling the property out, franchisees can ask what the space is able to support.

There is also the customer to consider. Guests may dine inside on one visit, use the drive-thru on another or order digitally and pick up their food on the go. As those experiences increasingly overlap, Slim Chickens is considering how its restaurants can work for different locations and the customers they'll serve.

Putting Dollars Behind Development

Slim Chickens isn't relying on restaurant design alone to create more flexibility. The brand is also investing directly in qualifying development through its New Restaurant Development Fund.

Qualified new and existing franchisees developing eligible drive-thru endcap and inline restaurants can receive a cash investment from Slim Chickens after opening. A first qualifying restaurant opened by Dec. 15, 2027, can receive $150,000, while a first qualifying restaurant opened later in the program can receive $125,000. Additional restaurants opened by Dec. 15, 2028, can receive $200,000 per restaurant, with no limit on eligible additional openings.

The program puts financial support behind the same formats Slim Chickens is emphasizing as part of its real estate strategy. Rather than simply asking franchisees to consider different types of properties, the brand is investing alongside qualified operators who develop them.

Development cost is part of that math. Inline and drive-thru endcap restaurants can be built for potentially less than a traditional freestanding drive-thru, giving franchisees a path to multiple locations for what one freestanding restaurant might cost. That can be particularly meaningful when the goal is to grow beyond one restaurant. Having more types of real estate to consider, paired with corporate investment in qualifying locations, gives franchisees another way to think about how their capital can support continued growth.

Knowing Where to Look

Slim Chickens is also rolling out proprietary market planning capabilities after starting a partnership with Sitewise, a customized site selection and market planning tool to give franchisees more information as they evaluate markets and potential locations. The platform brings together information about who lives and works around a site, traffic patterns, nearby competitors and where customers are concentrated. Franchisees can use those insights as they work with brokers and landlords to identify and evaluate potential properties.

The same data can also help franchisees look beyond one potential site and consider where multiple restaurants could make sense across a market.

Taken together, the strategy gives Slim Chickens more than one way to answer a fundamental development question: What is the right restaurant for this location?

Sometimes the answer may still be a traditional freestanding restaurant. Somewhere else, an endcap, inline restaurant, conversion or drive-thru-only location could make more sense. The goal isn't to replace one restaurant format with another, but to give franchisees more ways to pursue good real estate, make thoughtful use of their investment and grow in the markets where they see opportunity.
