Epcon Communities Announces New Series of Home Designs

July 30, 2024 // Franchising.com // DUBLIN, Ohio - Epcon Communities has announced its latest product line with the new Carriage Series of home designs. The Carriage Series are single-family homes with a single car garage and adjusted floor plans meant to offer a more attainable and affordable housing option.

“The Carriage Series offers two new home designs with more compact footprints,” said Paul Hanson, president of franchising and product development for Epcon. “It was developed as a response to existing Franchise Builder requests to accommodate smaller lot sizes, as well as market research on what younger 55+ buyers want in a home. This series also has the potential to be a key product for Epcon in Canada where land is especially scarce and expensive.”

This new series of home designs offers the high-quality finishes and features Epcon is known for, including private outdoor courtyards and first floor owner’s suites. The Carriage Series includes two home designs: Gladstone and Rockaway. Both designs have options for two or three bedrooms, two or three bathrooms and single or two-car garages.

“We are seeing Gen X buyers entering the 55+ market with a different financial wherewithal than Baby Boomers had at the same point in their lives,” said Ali Wolf, chief economist at Zonda. “Single women have also doubled their share of the household composition of home buyers over the last 40 years. These trends mean the 55+ market needs to offer a variety of home sizes and features to accommodate the different needs of its buyers, who are more diverse than ever before.”

The first corporate community offering the Carriage Series is The Courtyards at Oak Grove in Durham, North Carolina, which breaks ground in 2025. Two Franchise Builders are also offering the Carriages Series in Kansas City, Kansas and Grand Junction, Colorado.
