Better Homes and Gardens Real Estate Realty Connect Merges With Exceed Realty to Continue Expansion Into Pennsylvania

July 15, 2026 // Franchising.com // MADISON, N.J. – Better Homes and Gardens Real Estate Realty Connect today announced a merger with Exceed Realty in Pennsylvania, which has offices in Southampton, Yardley and Honesdale.

The agreement follows last month’s landmark merger of Better Homes and Gardens Real Estate Maturo in New Jersey and Harrisburg, Pa., and Better Homes and Gardens Real Estate Dream Properties in Long Island, NY, with Realty Connect USA, also serving Long Island.

Exceed Realty was founded in 2019 by Robert Sulecki; it will operate as Better Homes and Gardens Real Estate Realty Connect. Sulecki, a real estate veteran with 20 years of experience, will serve as the brokerage’s head of growth and operations in Pennsylvania.

With this announcement, the combined company now comprises nearly 1,200 affiliated real estate professionals across 25 offices and a footprint stretching from Harrisburg, Pa., to Westhampton, NY.

Better Homes and Gardens Real Estate Realty Connect is led by co-owners Albert Faiola and Frank Stimiloski, who started their real estate company 10 years ago in New Jersey with a single office. Chief Operating Officer Steve Deans oversees the firm’s New Jersey operations, which includes about 100 affiliated agents who are dual licensed in New Jersey and Pennsylvania.

“Joining forces with Robert gives the company a face and a foothold across the Delaware River and fortifies our presence in the East Penn market as we move forward on our westward expansion to Harrisburg and increase our market share in Philadelphia,” explained Stimiloski. “We are a growing regional platform with a scope and a scale that gives agents more opportunity, more connections, more referrals, more visibility, and more support,” he continued.
