Realty Exchange LLC, One of Flagler County’s Top-Producing Residential Brokerages, Joins the Century 21 Brand

October 29, 2026 // Franchising.com // PALM COAST, Fla. – Century 21 Real Estate LLC is expanding its brand presence along Florida’s Atlantic coast with the latest affiliation of Realty Exchange LLC, a 20-year-old brokerage with nearly 100 independent sales professionals based in Palm Coast.

Now doing business as CENTURY 21 Realty Exchange, the brokerage was founded in 2006 by Julie Sabine, who continues to lead the business alongside co-owner Dave Petkovsek. Sabine, a full-time real estate professional since 2004, has helped close over 1,600 transactions across her 22-year career. Petkovsek’s career began in the travel industry before he enrolled in carpentry and HVAC classes to become a property rehabilitation specialist. Shortly after, however, he discovered his passion was in real estate sales. In 1994, he obtained his real estate license and spent ten years working in Illinois before relocating to Palm Coast and eventually joining Realty Exchange as co-owner in 2009. Over his 30-year career, Petkovsek has sold more than 2,000 homes.

Today, CENTURY 21 Realty Exchange ranks among Flagler County’s top producing residential brokerages in total transactions and holds the CENTURY 21 Fine Homes & Estates® designation, reflecting its expertise in luxury properties. The firm’s agents are also experienced in assisting with waterfront properties, new construction, investment properties, short sales, estate sales, and REO (real estate-owned) properties and land transactions. The brokerage’s nearly 100 agents collectively speak 12 languages, helping it serve a diverse client base throughout Flagler, Volusia, St. Johns, and Putnam counties.

As part of Century 21 Real Estate, Sabine, Petkovsek, and their independent sales professionals will have access to the CENTURY 21® brand’s world-class technology, marketing, lead generation, agent learning, and coaching. Through its Fine Homes & Estates designation, the brokerage will also be able to leverage specialized luxury marketing resources and expanded exposure opportunities for high-end listings.

With the backing of these resources, Sabine and Petkovsek plan to focus further on agent development and to accelerate recruiting efforts in hopes of expanding further south into Volusia County and north into St. Augustine. Professional education will also remain a priority for CENTURY 21 Realty Exchange, as Petkovsek is a licensed Florida real estate instructor, whose hands-on mentoring will now be further complemented by the agent learning resources provided by the CENTURY 21 brand.

“Our approach to growth won’t change even as our footprint does,” said Petkovsek. “We’re not chasing scale for its own sake. We’re looking for agents and markets that fit our culture: putting relationships over transactions, doing the right thing, and finding the win-win for all parties involved. The CENTURY 21 brand gives us the national platform and tools to compete for top talent in new markets, while maintaining the local, family-based leadership that’s always set us apart.”

The CENTURY 21 Realty Exchange business approach is rooted in these customer-focused ideals. Not only are the firm’s agents equipped with some of the most up-to-date market data, but they are also driven by the idea that every deal starts with the person, not the dollars. As Petkovsek will say, “Real estate isn’t transactional; it’s relational.”

“Every decision we make is measured against our values, not the short-term outcome – because relationships outlast any single transaction,” said Petkovsek. “Joining the CENTURY 21 brand gives us the resources and momentum to take everything we’ve built – our values, our people, and our relationships – and grow them further than we ever could alone. This isn’t the end of who we are; it’s the beginning of what we’re capable of becoming.”

Flagler County and Palm Coast are increasingly becoming one of Florida’s more desirable destinations, as roughly 25,000 new residents have moved to the area over the past five years. With 19 miles of Atlantic coastline, over 125 miles of trails, and planned community infrastructure, Flagler County is a comfortable respite within reach of fast-paced Daytona and historic St. Johns County.

“Dave and Julie have done an excellent job at positioning their firm as one of the top players in their market, without losing sight of the importance of relationship-building and agent development,” said Mike Miedler, President and CEO of Century 21 Real Estate LLC. “Their deep roots in Palm Coast combined with their long-term commitment to every client they serve aligns perfectly with the values of the CENTURY 21® brand. We’re excited to provide them with the marketing, technology, and educational tools that can help them begin their next chapter and spread their reputation along Florida’s Atlantic coast.”

CENTURY 21 Realty Exchange is looking for motivated and ambitious independent sales professionals to join their growing real estate company. Whether exploring a new professional opportunity or looking to elevate a long-lasting real estate business, new faces are welcome. Area residents who are looking to make a move in the future are encouraged to visit at 300 Palm Coast Pkwy NE, in Palm Coast, FL 32137, or call 386-627-3182 to learn more about this opportunity.
