From Milkshakes to Massage Therapy: Fast-Growing Spa Franchise Uses Sustainable Approach to Open First Location in Wilmington

Amrish Patel of New Castle County plans to put a unique twist on the saying. That’s because the door he plans to open is located in the same building as the door he closed.
Amrish Patel is the owner of MassageLuXe of Wilmington — the newest franchise set to open this month at 4303 Kirkwood Highway in Wilmington. It’s the first Delaware location for the brand as it expands in the First State.
The location of the new MassageLuxe is unique, as it has long been home to fast-food restaurants, including a Checker’s owned by Patel, which he closed. Now, only the address remains the same. Thanks to Patel’s vision, he completely transformed the building into a beautiful spa — erasing any memory of the former burger spot.
“I used the adaptive reuse approach on this project — repurposing buildings that have outlived their original intent. Think of it like recycling,” says Amrish Patel, owner of MassageLuXe of Wilmington. “Reusing existing buildings not only saves money, but it is also more sustainable than constructing a new building.”
Patel is a visionary and a natural-born entrepreneur. Other than when he worked for his father before taking over the family business, Patel has only worked for someone else once in his life — and that was only for two weeks! He currently owns a liquor store and another Checker’s restaurant.
During the pandemic, this father of two became more health-conscious, and he wanted a business to reflect his new outlook on life. He found that other Americans share the same interest in health and wellness. In fact, massage therapy is less about pampering these days.

- 63% of people who get massages say it is part of a treatment plan from a doctor or medical provider.
“I started doing research into the health and wellness industry and came across MassageLuXe. The more I learned about the company, the more I loved the company. I am excited to be the person to introduce the brand to the Wilmington area and be part of someone’s health and wellness journey.”
Patel is also excited to bring additional jobs to the region. He expected to employ about 20 people at the spa.
