Grumpy’s Restaurant Kicks Off Expansion With St. Johns Location

Americana family-friendly breakfast restaurant continues franchising plans with its second location, which is set to open in 2020

September 04, 2019 // // JACKSONVILLE, Fla. – Grumpy’s Restaurant, an award-winning traditional full-service Americana breakfast diner, has just executed the lease for their second location. The Jacksonville staple will open their newest restaurant in St. Johns, Florida. Plans call for a mid-to-late 2020 opening at newly-developed The Fountains at St. Johns: 1610 CR 210 W, Suite 1&2 (Building 1).

We’re in a great location in St. Johns; it’s a thriving community filled with wonderful families and proud Floridians.”

Though the new location will be corporately owned, DeLeon is open to the St. Johns restaurant being acquired by the right franchisee. Grumpy’s originally launched its franchising opportunity in May, and company plans call for at least three franchisee-owned locations open by the end of 2020 in Northeast Florida.

Grumpy’s was most-recently selected as “Best Breakfast” and “Best American Restaurant” for Folio Weekly Magazine’s “Best of Clay County” for 2019. The local staple has also earned “Jacksonville’s Best Overall Restaurant,” “Best Crab Cakes,” and “Best Sandwich” by Bold City Best / The Florida Times-Union; “Jacksonville’s Best Breakfast” by CW17/News4Jax & Jax Best; “Best Place To Work” by Jacksonville Business Journal; “Best Mom & Pop Restaurant” by Jacksonville Magazine; “Best Breakfast” & “Best Sweet Tea” by The Clay Today Newspaper and TripAdvisor’s “Certificate of Excellence.”

Founded in 2001, the original Grumpy’s was a dream of a U.S. Navy cook, known as “Chef Grumpy: The Bad Mood Dude.” After retiring, the original “Grumpy” decided to take a leap of faith and continue to serve his community in a different facet.

Over the past 18 years, Grumpy’s Restaurant has experienced changes in staff and locations, but the commitment to excellent home-style cooking, attention to detail, sweet southern hospitality and serving a hungry-person’s portion at a working-class price, has not waivered. After a successful career as a multi-unit franchisee for various restaurant concepts and large franchisor representative, DeLeon has developed and launched Grumpy’s as a franchise opportunity.

Menu items are fresh, made to order and always made from scratch. Grumpy’s offers an array of daily and weekly chalk board specials which include a variety of sandwiches, homemade soups, salads, signature coffee, fresh squeezed juices, homemade hot chocolate and desserts.

Including a franchise fee of $34,900, the initial investment necessary to open a single location ranges between $370,850 and $660,900. Each Grumpy’s Restaurant location will occupy approximately 2,600 to 3,000 square feet of real estate and will have approximately 106 seats.
