Engel & Völkers St. Augustine Breaks Local Record Once Again with $3.6 Million Sale

Bernadette Grandinetti of Engel & Völkers St. Augustine represents sale of 165 Inlet Drive for $3,600,000, surpassing record previously held by Broker Jenn Bryndal

ST. AUGUSTINE, FLA. (PRWEB) July 19, 2021 - Engel & Völkers Florida today announced the record breaking sale of 165 Inlet Drive. Bernadette Grandinetti, an advisor with Engel & Völkers St. Augustine, represented the buyers. At $3,600,000 the sale marks the highest-ever sales price for an intracoastal-front home in St. Augustine, and is also the highest sales price the market has seen so far this year; a record previously held by Jenn Bryndal, License Partner of Engel & Völkers St. Augustine.

“This was truly an exciting transaction for my clients and I,” said Grandinetti. “It was never my intention to embark on a real estate career and achieve record-breaking sales numbers so quickly. While I am proud of and further motivated by this landmark sale, the true pleasure of my work has always been the joy of helping families and individuals achieve their own real estate goals. I also live in St. Augustine, so it comforts me knowing I can enlighten new investors, and homeowners in our area. It must be said that I am grateful to represent myself under the Engel & Völkers brand and will continue to deliver the highest quality of service. The mentoring and resources I have received from my broker and Private Office Advisor, Jenn Bryndal have only mirrored and reinforced what I have come to expect from our company.”

The notable transaction represents not only the highest sales price for a single-family home on an intracoastal lot in St. Augustine, it also marks the highest sales price the 2021 market has seen thus far. According to Zillow, this home is valued 755-percent higher than the typical home in the same zip code. Home values in this zip code have gone up nearly 15-percent over the past twelve months and predictions indicate prices will continue to increase an additional 10-percent within the next year.

“Many people are migrating to the state of Florida and St. Augustine is no exception,” said Grandinetti. “Due to low inventory, our market is very competitive. Although this property was on the market for more than 100 days, there were multiple offers on the table the day my clients presented theirs. Negotiation skills were key to procuring this transaction. The buyers exercised great patience while we searched for their home.”

This 7,269 square-foot estate, located in the prestigious Davis Shores neighborhood, features three bedrooms, four-and-a-half bathrooms, six bonus rooms and a full acre of land as it is set across four lots perched on the Intracoastal Waterway. Elegant lines and attention to detail offer opulent serenity and modern luxury. Views of downtown St. Augustine and Anastasia Island can be enjoyed throughout the home. Amenities include reverse osmosis water filtration system, Control4 Home Automation, geothermal air conditioning, custom Florense kitchen cabinetry, an elevator and an extra wide, four-car garage.

“As the broker of Engel & Völkers St. Augustine it’s my goal to attract the absolute best advisors,” said Bryndal. “Bernadette perfectly represents our core values of competence, exclusivity and passion. Her ability to remain level headed during negotiations and establish a strong rapport with the seller's agent was instrumental in securing this home for her customers. In the luxury market, it’s especially important to work with an advisor that not only understands the nuances of negotiations, but is also well adept at relationship building. Mentoring my advisors in this arena is a true passion of mine and I am overjoyed to see my previous record topped by one of my advisors.”

Anastasia Island, located five miles south of St. Augustine’s historic district, is a haven for wildlife and visitors alike. This island has invited maritime visitors for over 500 years; it is theorized that Juan Ponce de León landed on the island in 1513. Full of history and culture, this 14-mile long barrier island offers endless entertainment and recreational activities for all ages. The David Shores neighborhood was developed by David Paul “Doc” Davis during the land boom of the mid-1920s.

“Luxury real estate is a niche market that requires access to a comprehensive global marketing and database to achieve the best outcome,” said Peter Giese, Chief Growth Officer at Engel & Völkers Florida. “Jenn and her team have excelled in identifying the differentiated needs of affluent sellers and buyers to achieve a record sale once again by utilizing the Engel & Völkers systems and tools to perfection.”
